What is a renovation and trade works BOQ?
A bill of quantities for renovation, repair and single-trade work on private jobs: dismantling and repair, waterproofing, flooring and tiling, painting, MS fabrication, and POP and gypsum. Each trade has its own sheet, with plain-language items and a separate material rate and labour rate. Use only the sheets your job needs; the Abstract adds up whatever you fill in.

What is in the renovation BOQ workbook?
- Project Details — owner, site, contractor, and the contingency, profit and GST percentages.
- Six trade sheets — Dismantling & Repair, Waterproofing, Flooring & Tiling, Painting, Fabrication (MS), and POP & Gypsum, each with suggested items and blank rows.
- Abstract — every trade's material, labour and total, add-ons, grand total, and a count of items still missing a rate.
- Filled Sample — a bathroom and terrace renovation, with illustrative rates.
How does the renovation BOQ sheet calculate?
- Rate = material rate + labour rate; material amount and labour amount are quantity × each rate, rounded to the paisa, and the amount is their sum.
- An item with a quantity but no rate shows RATE MISSING and is left out of the totals. The Abstract counts them per trade.
- A trade sheet left blank contributes nothing to the Abstract.
- Contingency and contractor's profit are each a percentage of the cost of works; GST is applied to the total before GST.
Worked example from the sample sheet (illustrative rates): 95 sqft of bathroom waterproofing at ₹38 material and ₹20 labour per sqft is ₹3,610 + ₹1,900 = ₹5,510. Dismantling is labour only, and the wall tiles are supplied by the owner, so those lines carry no material cost. The seven sample items come to ₹35,560 material and ₹26,540 labour — ₹62,100 in all.
How do you use the renovation BOQ template?
- Fill in Project Details.
- Open only the trade sheets your job needs. Overwrite or delete the suggested items and add your own; leave the other sheets empty.
- Enter quantity, material rate and labour rate. For labour-only work or owner-supplied material, enter 0 as the material rate.
- Clear every RATE MISSING line, then check the Abstract.
What should you check before relying on the renovation BOQ?
- No rates are supplied. Enter current rates from quotations for your city and specification; any figures on the sample sheet are illustrative only and must not be used for real estimating or billing.
- In renovation the scope is the risk. Write into each description what is removed, what is re-used, the product and number of coats, and who carts away the debris.
- Agree how work found only after dismantling will be measured and paid, before work starts.
- Structural repair must follow an engineer's design; this BOQ only prices it.

What does each column mean?
| Column | What goes in it |
|---|---|
| Description of item | Plain-language item, as it will be agreed with the contractor. Write in what the rate includes — shuttering, curing, material make, debris removal. |
| Unit | As local contractors quote it: sqft, cft, rft, kg, nos, LS. Editable — keep the quantity and the rate in the same unit. |
| Quantity | Measured from your drawings or on site. |
| Material rate (Rs.) | Entered by you, per unit. 0 where the owner supplies the material or the contract is labour only. |
| Labour rate (Rs.) | Entered by you, per unit. |
| Rate (Rs.) | Auto-calculated. Material rate + labour rate. Blank if neither is entered. |
| Material / Labour amount (Rs.) | Auto-calculated. Quantity x each rate, rounded to the paisa, so the material and labour shares are always visible. |
| Amount (Rs.) | Auto-calculated. Material amount + labour amount. |
| Check | RATE MISSING when a quantity has no rate (the line is left out of the totals, never counted as zero); QTY MISSING for the reverse. |
Everything in this band is priced on a bill of quantities. The BOQ format in Excel is that bill — pre-sectioned by trade, with an abstract that totals it — and every rate you settle here is applied against its measured quantities.
Get the quantities from your drawings
A template gives you the structure. The measuring — scaling every quantity off the drawing set — is still three to seven days of work. Upload your architectural and structural PDFs and InstaBOQ reads the drawings, extracts the quantities, and fills this same structure.
