What is a waterproofing BOQ?

A waterproofing BOQ is a bill of quantities for waterproofing work: surface preparation and crack repair, roof and terrace treatment, toilets and other wet areas, basements and water tanks. Each item has a unit, a measured quantity and a rate, and the amounts add up by section to the cost of the waterproofing package.

Doing several trades in one renovation? The renovation and trade works BOQ keeps them in one workbook with separate material and labour rates.

What is in the waterproofing BOQ workbook?

  • Project Details — name of work, parties, drawing and tender references, the source of your rates, and the add-on percentages.
  • BOQ — suggested items in five sections — surface preparation and repairs, roof and terrace, wet areas, basement and below ground, water tanks and testing — with blank rows for your own.
  • Abstract — every section's total, the add-ons and the total estimated cost, with a count of items still missing a rate.
  • Filled Sample — a worked example with illustrative quantities and rates.

How does the waterproofing BOQ sheet calculate?

  • Amount = ROUND(quantity × rate, 2). An item with a quantity and no rate shows RATE MISSING and adds nothing, so a missing rate is never mistaken for a nil one.
  • Section sub-total = the sum of its amounts, with a count of items still without a rate.
  • Abstract: cost of works = the sum of the sections; contingencies and contractor's profit and overheads are each a percentage of the cost of works; GST is a percentage of the total before GST. Every percentage starts at 0.

Worked example from the sample sheet: a 180 sqm terrace and two toilets come to Rs. 93,700 before add-ons — Rs. 15,560 of preparation and repairs, Rs. 70,900 for the terrace and Rs. 7,240 for the wet areas. The flood test has a quantity but no rate yet, so it shows RATE MISSING and is not in that total.

How do you use the waterproofing BOQ template?

  1. Fill in Project Details, including where your rates come from and any add-on percentages.
  2. On the BOQ sheet, overwrite or delete the suggested items and add your own in the blank rows of each section.
  3. Enter the measured quantity and the rate for each item. An item with a quantity and no rate shows RATE MISSING and is left out of the totals.
  4. Check the Abstract: section totals, add-ons, the total, and the count of items still without a rate.

What should you check before relying on the waterproofing BOQ?

  • No rates are supplied. Price from current quotations or the schedule of rates your contract names, and record the source; the rates on the Filled Sample are illustrative only.
  • A waterproofing system fails at its details. Price outlets, upturns and pipe penetrations as separate items so none is left out of the rate.
  • Name the product and its number of coats or thickness in each description; two products with the same name of system can cost very differently.

Everything in this band is priced on a bill of quantities. The BOQ format in Excel is that bill — pre-sectioned by trade, with an abstract that totals it — and every rate you settle here is applied against its measured quantities.

Get the quantities from your drawings

A template gives you the structure. The measuring — scaling every quantity off the drawing set — is still three to seven days of work. Upload your architectural and structural PDFs and InstaBOQ reads the drawings, extracts the quantities, and fills this same structure.

Questions

How is waterproofing measured in a BOQ?

By the area actually treated, in square metres, including the upturn on parapets and walls. Crack filling, fillets and waterstops are measured in running metres, and outlets and pipe penetrations by number.

Which waterproofing system should the BOQ specify?

The one your consultant or specification chooses for the surface and its exposure: a liquid-applied or sheet membrane, a cementitious or crystalline coating, or brickbat coba. The BOQ lists the common items; it does not choose the system.

Why price outlets and pipe penetrations separately?

Most leaks start at details rather than in the middle of a slab. Pricing each outlet and penetration as its own item makes sure the work is in the rate and can be checked on site.

What is a flood test in waterproofing?

The treated area is kept under water for the period the specification sets, before the protective layer goes on, and checked from below for leaks. It is priced as its own item.

When should I use the renovation BOQ instead?

When the job mixes trades, such as a bathroom renovation with dismantling, waterproofing, tiling and painting. The renovation and trade works BOQ keeps them in one workbook and one total.
