Can AI make a BOQ from drawings? What it does, what it misses, and how to check it

Published 5 Oct 2026

Yes, AI can read residential working drawings and produce a BOQ in minutes, and it is reliable for the repetitive part of the job: extracting dimensions and counting and measuring elements. It does not replace the engineer's judgement on scope, specification and structural intent. Treat the output as a fast, well-organised first draft that you verify, not as a signed-off document.

What AI does well in a BOQ

A manual residential BOQ commonly takes 3 to 7 days. Most of that time goes on reading drawings and doing arithmetic. That is the part AI handles:

  • Reading dimensions. Room sizes, wall lengths, slab areas, openings.
  • Reading schedules. Column, beam and footing schedules and staircase details on structural drawings.
  • Calculating quantities. Earthwork, concrete, brickwork, plaster and flooring from the extracted geometry.
  • Applying rates and formatting. Matching items to a rate schedule such as DSR 2023 and laying out a clean BOQ in Excel.

InstaBOQ works from architectural and structural PDF drawings and shows you the extracted quantities to check, then returns a line-item BOQ with indicative rates and an Excel download.

What AI cannot decide for you

  • Scope. Whether the compound wall, services, interiors or external development are in or out is a project decision. Read the scope note of any estimate before you rely on its total.
  • Specification. Brick or block, mortar mix, plaster thickness and finish grade come from the specification and the client.
  • Structural intent. If the structural drawing is unclear or conflicts with the architectural one, a person must resolve it.
  • Rate suitability. A schedule rate is a baseline. Local market conditions may justify a different rate for volatile items.
  • Accountability. A qualified structural consultant and civil engineer should sign off a final BOQ.

What affects accuracy

Output quality follows input quality. Any extraction tool, AI or human, will struggle with:

Input problem Effect on the BOQ
Missing structural drawings Steel and concrete fall back to assumptions
Unscaled or unreadable scans Dimensions are harder to extract reliably
Conflicting architectural and structural sheets Quantities disagree between items
No column, beam or footing schedules Element counts and sizes are inferred
Revisions not reflected on every sheet The BOQ matches an older design

Before you upload, make sure you have a complete architectural and structural set, with dimensions, schedules and the latest revision on every sheet.

A 7-point checklist to verify any AI-generated BOQ

  1. Check the area. Does the BOQ's built-up area match your plan? Everything scales from this.
  2. Run the thumb-rule check. Compare totals with per-sq-ft norms: roughly 0.4 - 0.5 bags of cement and 3.5 - 4.5 kg of steel per sq ft for a typical RCC house. See material quantities per sq ft. A result far outside the range needs an explanation.
  3. Spot-measure three items. Pick the footings, one wall run and one slab, and recompute by hand. See centre line vs long wall-short wall.
  4. Check deductions. Openings should be deducted from masonry and plaster at the right sizes and faces. See deductions in brickwork and plaster.
  5. Check steel against the schedule. Reconcile reinforcement with the structural drawing. See how to calculate steel quantity.
  6. Check units and rates. Each item should use the rate schedule's unit and carry the right item description. See units of measurement.
  7. Confirm scope and exclusions. Make sure nothing you need is missing and nothing you do not need is included.

AI estimate vs manual estimate

Manual takeoff AI-assisted takeoff
Time for a residential BOQ 3 to 7 days Under 10 minutes for the first draft
Main effort Reading drawings and arithmetic Reviewing the output
Consistency Varies with the person Same method every time
Judgement on scope and spec Yours Still yours
Best use Complex or unusual designs, final sign-off Fast first drafts, client budgets, comparing design options

The strongest workflow combines them: let the tool do the extraction and arithmetic, and spend your time on the checks above.

If you have no drawings yet

Without drawings, start from the ready-filled example in the online BOQ editor and change the items and quantities to suit your project. Once drawings exist, the Detailed Estimate gives quantities from the drawings themselves. See types of estimates in construction for how they differ.

Try it on your own drawings

Upload working drawings to the Detailed Estimate and get a BOQ with an Excel download. It is currently free.

Frequently asked questions

Can AI make a construction estimate from drawings?

Yes. AI can read PDF architectural and structural drawings, extract dimensions and schedules, calculate quantities and apply rates. A qualified engineer should still review the result.

How accurate is an AI-generated BOQ?

It depends on drawing quality and on the design. Clean, scaled, complete drawings give the best results. Use the 7-point checklist rather than trusting any single accuracy claim.

Can I use ChatGPT or a general chatbot for a BOQ?

General chatbots are useful for drafting scope text and explaining formulas. A tool built for drawings and rate schedules is better suited to measurement, because it ties each quantity to a rate item.

Will AI replace quantity surveyors?

AI automates the repetitive takeoff and arithmetic. Judgement on scope, specification, rates and sign-off stays with the professional.
